• How does REOEngine handle MLS sheets with conflicting, missing, or unusually formatted fields when building the comps list and calculating adjustments?

  REOEngine uses a proprietary resolution rubric for unusually formatted content. It has a pre-set list of expected values for relevant fields. Conflicting field values are keyed by sheet when qualifying an MLS sheet as an input. It uses the value in the specified key field, ignoring others and any conflicting narrative text. Missing or unusually formatted data is omitted so long as none of the missing/weird values are keys for ingestion of the comparable. Ingested comparables are presented for inclusion in the list of candidate comparables for the BPO or MSR. Unlimited comparables can be ingested for consideration prior to selection for the report. Ingestion uses AI and the Claude BYOK. If key fields are omitted, then the comparable field data has to be entered manually. The system builds a comparable candidates list based only upon what it is ingested or manually entered.

  Therefore, normalized data is used when making adjustments. Adjustments are suggestions based upon learned factors, preset boundaries (by field) and Adjustment Schedules. Schedules are set brokerage wide and allow both price and location bands to control adjustment logic. In all cases, Agents review and override suggested adjustments as needed prior to approval of a BPO or MSR.
