Kulla is software for the companies and administrators who maintain apartment buildings, with a free companion view for residents.

Not lettings: no leases, no landlords. The money in it is the monthly maintenance fee each apartment owes toward running the building, and what the building spends.

Administrators get: buildings, complexes and houses grouped by city; automatic monthly invoicing with tax and PDFs; payment recording with credit carried forward; fault reports with photos, assigned and tracked to resolution; recurring upkeep schedules; building expenses with the bill attached; SMS announcements; entry-fob management on the building’s existing access boards, including pausing elevator access for unpaid fees where the law allows — never the main entrance; and custom roles restricted per building.

Residents get: their balance and invoices, what the building spent, announcements, and fault reporting.
